This thought provoker, takes a look at providing more apartment space in towns, where the building space has just about run out. This may also give another means of acquiring lower cost homes.
In most towns, around hospitals, supermarkets and many other places you will see car parks, although often these are not large enough to meet current demands.
We want to investigate here the scope to both increase the amount of parking available and provide apartments.
Suppose that we arrange with whoever owns the car park to replace it with twice as many car parking spaces. This I suggest is economic to achieve in one of two ways, both utilizing multi story parking and some space for apartments.
The building on the site could be constructed to have three floors of parking, 2 and a half for the parking site owner and half a floor for the apartments, and on top of this to put 2 or more floors of apartments. Alternatively a part of the site could be used to build a larger multi story car park and a part of the site to build an apartment tower.
The way this could be done would be to develop the apartments to a shell stage, and for self builders to arrange the rest of the build.
Part of any construction could be at below ground level.
Could this be done
From a technical viewpoint there is not any problem.
Planning would need to be investigated but in many places would be allowed.
Economically, it all comes down to the cost of constructing the building to include the car park and apartments shells compared to what these shells or partly constructed plots are worth. Depending on the economics it may be that the site owner would expect to have some payment as well as the increased parking spaces.
By changing the size and number of apartments, number of floors they occupy and the value of property in the area, it would be able to be made viable for a self build group, providing it is an area they wished to live and the property owner of the car park could be persuaded to go along with the project.
It may be that this could in some areas provide a route to allow affordable properties to become available in cities and towns.
