How to join |
As the level of activity and cost to the club in making the dreams of different people become a reality varies, we have divided the membership up into a number of types or grades of membership to reflect this.
Affiliates are not members as such but affiliated to a member as a part of the points programme'
All of the membership grades below are associate members, and are not shareholders of the club. Full members are not shown on this page.

| Silver | Executive homes, larger homes, rooms or plots. Built
normally on estates, in-fill, or a small site with one or two properties.
May involve replacing another property. Attractive to those who could afford
a average home or better but would like a larger home, higher rooms, and other
features of an executive home at about the same price as a standard home. Probably
around a 40% saving on homes of a similar design.
Also smaller homes more geographically limited, for example wanting to be in a particular village or small area. |

| Gold | Larger executive homes, and where location becomes more
important, perhaps a view, near a river or lake, in landscaped setting.
Could be on an estate but more likely to be a single home or one of a pair
in a larger plot. May involve knocking down an existing property and
replacing, particularly with country settings. The above with around a 40%
saving, barn and mill conversions, with variable savings depending on site
and style, plus contemporary homes individually designed and perhaps
more difficult to get planning consent for, with often a lower
saving.
The location of these properties is often not so geographically limited. |

Border line cases
The selection of membership grade relates to the type of opportunities and plots that you will be introduced to. This has nothing to do with how you finish the property or other options that you add, therefore if you see the home you would like as being similar to a standard executive home in your area but prefer to have a better finish, perhaps a nicer kitchen, bathrooms, power saving, central vacuum, music system and more, then its still an executive home as far as the club classification is concerned.
If you are completely unsure as to which grade you should join at, then select the lower of the two you feel is appropriate it will become clear either when working through the initial work books or on the meeting with the consultant, providing that the change of grade is identified and both additional joining fee and subscription difference from the point you joined is paid, you will be able to move from one grade to the next above, to the point that the consultant has produced your first draft of your specification, without it being considered a later upgrade.
Why we have different membership types
To go and find a site that we can divide up and fit in a number of affordable homes with small plots, requires less work per house than to go and find a single plot with exceptional views or a position of choice. Joint ventures with others will be easier with estate built property and we are less likely to need to have a consultant drop everything and drive to the other side of the country on the off chance of a site being ideal, than with more unusual requirements. All of this means we have lower cost in meeting the needs of those who require less, although its not always as clean cut as this, as often getting affordable sites can involve a different range of challenges, as well as negotiating skills. In some cases we will be able to find a piece of land that we can put on a number of different styles or types and in some cases this will be in different sections or roads, and you will see we can meet the needs of either a larger number of those with smaller sized plot requirements or a smaller number with larger plots, so again the relative cost of meeting those with larger plot requirements is greater.
As the savings are usually around the same percentage, we are able to help those going after larger or more special locations to make more, and while the membership grade they need will be more expensive, they will still have far more savings in cash terms than those who are restricted to smaller properties, and also save via their club membership correspondingly more as well, more than offsetting the additional costs.
Multiple grade requirements
It could be that you are looking to build a larger executive home for yourself, and have been involved in buy to let and are also looking to invest in an affordable home or executive home to build to let. In any of these cases you select just the higher grade requirements and this includes any other requirements that you have.
Upgrading and downgrading
We suggest you select the most appropriate grade of membership for you. As explained above in the first short while you are a member you can upgrade without it costing you any more than if you had joined at the next higher rate at the beginning.
It may be that you build a home and later decide to sell this and build a larger one, or it may be that in the process of becoming involved your circumstances change, you get a new partner with more income, or involve another person, get a sizable increase on salary or for some other reason decide to go for a larger property. If at a later point you decide to upgrade to a higher grade you deduct half of the joining fee of your current grade, from the joining fee of the higher grade and increase the monthly subscription.
If you wish to downgrade to a lower grade you can do so by giving 6 months notice, and your monthly subscription will then be reduced to the chosen grade.
Costs frozen in time
Once you are on a membership grade the cost are frozen, and you will be given 3 years notice of any subscription rise. The only increase that may occur is any taxation or other costs that are imposed on us and we have no option to pass on to members.
