Introduction
Do you count Ireland as overseas?, northern Ireland is a part of the UK. We are treating it as overseas, for several reasons, the rules are different, and we don't as of yet have a lot of support available there, but hopefully we will be correcting that before long.
So how many self builds occur. Far more than you might think and far higher proportion than in the mainland part of the UK. 35% of homes in Ireland are self build accounting for 18k or 2.5 billion euros a year in the south and a further 3,500 homes in the north.
Looking at the southern part of the island, which is not a part of the UK
Planning applications for single builds are up 87% in the last 12 months. There had been expected to be more limitations put on building in the countryside but this has not come about and new builds are still being allowed. Sites in parts of Kerry, Limerick, Mayo, Roscommon and Offaly can go for as little as €30,000. In contrast, areas like Cork, Clare, Wexford and Louth will have sites selling for as much as €100,000 per half acre and sites near Galway City for example at perhaps over €400,000. Dublin and Meath are so rare and expensive that they are nearly all sold privately.
Looking at northern Ireland
Planning is tight and many new builds come about as a replacement for another house, and this is the reason the numbers have been so far lower than in the south.
So how much help can we give you and when will it improve
At the moment the amount of support we have throughout Ireland is low, but this will be corrected in 2005 as we are establishing a new complete group of services to cover Ireland.
A new club website devoted to self build in Ireland at www.self-build-ireland.com should be on line in late January or February 2005, with a wide range of services planned from the middle of 2005.
