I want to be in a particular area, will you be able to find me a plot there.
A.
Plots are available, or can be proactively created in most places.
Having said this there is local and local. To one person local means a quarter of a county, to another it is a small section down the same road.
The problem is often not if a plot can be found or created, but how soon, and at what price.
If you had an unlimited budget then there are very few roads that we could not create a plot in, by simply buying one or more exiting houses and knocking them down, or using parts of them and further developing them. In some cases this is the solution and buying a bungalow to replace with a sizable house is a common option chosen where people want to be in a particular place. If you can get two new houses in the same area as the old bungalow, the effective plot price as a result of doing this, can be very attractive.
In the definition we produce with members we do define the area they are interested in and why, and sometimes suggest other solutions. For example being near to the school where one of your children is approaching exams is a valid reason, but by the time the house is built, how long will they need to attend and what would be the cost of some solution to this, like having a contract with a taxi company, or finding a local pensioner who wants a little job, to take them and return them every day. You may well get a nicer location, just a little further away that suits all your other needs and the economics may also stack up to.
It is not unusual to find that the initial thoughts people have change completely in the definition stage, as to the size, design location and budget. Often people have not fully considered the areas, and in other cases they may have been fed misleading information. A common one being that all the property in an area is subject to flooding where in any area it is usually only a very small number of sites as a percentage of all that exists there. Similarly people often start with the assumption that there is no building plots in their chosen area, and that they have to look further away, when in reality there are potential plots just about everywhere if we look hard enough.
