What if I just can't raise enough

In 2005 we will be running a project that looks at how self build can build affordable homes. There is another section of this web site specifically on that. Under this we expect to see homes made available at well under half the local rates for similar homes. We also have other suggestions in some of the articles in the article section.

In these you will see that many more people can afford to become involved in self build than realize it and that there are many ways to get supplementary cash or involvement with others.

In the USA there are a number of ways to obtain property that are not currently used in the UK, and within the Property Pension Club a number of projects being discussed that will open up other innovative ways to share the ownership of property between buyer partners and investor partners.

There are clearly people who whatever we come up with cannot afford to buy a house at this time, for example a young person at school getting only pocket money. However there are many people buying conventional expensive properties now that you would not expect to be, including some college students, who live near enough to home to not have major costs utilizing student loans as a free temporary source of funds to become involved in home ownership. 

There are some others who have found other ways, for example some who are in business and don't have any provable income have found that credit cards and loans, although expensive, have a low overall cost compared to the profit to be made on property, and by undertakings several self builds one after another and selling each they have ended up very quickly with a nice home mortgage free. 

Within the club we also try and help by having the points scheme that has a means by which you can get a grant for up to £200,000, that you don't have to ever pay back.

The one lesson we have learnt from looking at what many people are doing, is that where a person wants to achieve something, they usually can, given that they want to enough.
