No we can't do that.
Working out what members want, identifying plots that will suit them, discussing their needs as well as all the work that goes into setting up joint ventures, proactively finding sites, talking to planners and the vast amount of other work that goes into the provision of ideal plots is expensive to make happen.
This is only possible because members join the club and pay membership fees, You will see that it is not reasonable to expect other members to fund the work in order to find the ideal arrangements for none members.
Being a membership organization where members have paid a reasonable fee to belong, shows that they have a sizable commitment to becoming involved in self build now. When the consultants we use, approaches a vendors of land, they know that they are dealing with committed people, able and willing to actually undertake self builds, not leaflet collectors, or those who are dreaming about it, but not either committed or informed enough to actually undertake it.
Members get to understand the project they are seeking to become involved in, understand the size of land required, the sort of house that they wish to have, and the various aspects of the budget involved and where the money is coming from. Working both with a consultant and by the use of work books and other research we suggest they are prepared and fully informed, and therefore in a position to make decisions when they arise.
As we know what members want, we can often influence the way that land is subdivided to form plots, so that members dreams can be met. Even where outline permission for a set number of units exist, we can, where we can get the time, get modified permission for a different number and different sized properties, and therefore change the proposed plot arrangement. It can often involve both time and expense, and often it is the club rather than individual members that have to risk this ahead of actually making a purchase.
Non of this would work anything like as reliably and smoothly if we just were to go and source land, chop it into random sized plots and stand back and say who wants them. As most of the people who would buy them would not have the same degree of knowledge or confidence you can see that the whole development would be far less ideal. Members likewise want others on the same site who know what they are doing and is going to make a good job of it, not to share sites with problem creators, and have half finished sites that are a mess for years.
