How can I tell if a plot is any good

Particularly looking at ground that does not have planning consent and getting a reliable estimation of the probability of it getting planning consent can be difficult even for an expert, and its not an exact science, planning consent will be obtained where many would have given up and on other occasions the site may appear ideal and qualify, but getting consent may be extremely difficult, and take longer then you want to wait.
Even where planning consent exists it is possible that there could be a whole lot of problems that have to be resolved in some way, and therefore knowing what questions need to be asked is essential before attempting to select a plot.
We provide members with work books that allow them to analyze a plot or piece of ground. The work book asks a large number of questions, some are essential to answer and some may need further research before you can get an answer, some others may not be relevant or you may not be concerned about them. Armed with your own personal definition and the work book results, its not difficult to see which sites are worth looking at further. While the work book approach cannot actually provide a formula that will tell you which site is the best for you, it can highlight problem sites and make sure you become aware of problems that have to be resolved.
Some people involved in self build, spend all their spare time, over many years, searching for the plot that will be exactly right for them, some others soon become weary of looking and buy anything that is roughly acceptable or pay well over the price that they need to. Both groups will probably have missed some opportunities they saw, because in just going and looking, and having no way to formulate what is there and the advantages and disadvantages of it, they will have overlooked possibilities. Outside the club of course life is far more difficult, you can only rush around looking at anything that becomes available, and then you would be mostly limited to single plots. Within the club, we are, as you will know proactive, we go and create opportunities, look at larger plots to see how they could be split to serve a number of members and more. Even with the single plots that come up, you don't need to look at them all, as both our consultants and other local members will be looking, and at each one coming up, using the same work books and information is then used to suggest members who should look at specific sites. If you want to look, then you use a work book and as the majority of sites will not be the right match for you, you can if you wish, send in the work book to the club so we can see if it meets anyone else's needs.
