Can you tell me what size budget I will need to become involved in self build
A.
No. Well not at this point.
If you want a ball part figure to get an idea as to if you can afford the house you dream of building, then as we would expect the average self build to make a saving over a conventional purchase of an equivalent house of around 40%, so if you look at the prices of houses in your chosen are and consider if you can afford a little over half the going prices you will get some idea. If you cannot afford this don't be put off, as we have a special project in 2005 looking at ways of providing affordable homes and also with more larger projects it is possible that we may be able to produce the opportunity that suits you at a lower budget than you expect. We also have a points programme that may help you get up to a £200,000 grant towards your dream home.
Under the affordable homes project in 2005, we expect to see new homes at the affordable end of the spectrum at well under half the prices of similar homes in the area.
The costs of plots vary by area, location and size, the cost of build by size, style, build method, area and quality of finish. Let us suppose that you had a plot and wanted to build a 4 bedroom house on it. Then the range of prices, would be such that the more expensive was three tomes the cost of the cheapest.
New members go through a process of creating a personal definition and in this process they identify what it is that they want, the areas that would be suitable and other factors. They also look at what they can raise, and then often modify their definition, going on to do further research and modifying their definition further.
If they cannot raise the money that they need to build the property that they want to, we also help them to look at other ways to raise the cash or other ways to achieve their dream.
All this is achieved by a combination of meetings with the consultant that is to find the plot for them and work books the club produces as well as research that you are guided towards doing. As you will appreciate this involves quite a bit of work by both you and us, but one done you will have the knowledge and confidence to move ahead when you wish.
