Are you able to use plots that developers have not wanted
A.
Yes, often we can. Lets look at an example. Most developers don't like building on anything other than a level area if they can help it, while the cost of building on a sloping plot are slightly greater it can allow a significant view, a chance to use an interesting design, and in many cases, as there is less demand for it, the plot is either significantly larger or cheaper.
In some cases foundations can be more difficult on some ground and a developer may just not want the problems this can produce. Similarly there may be protected trees and this means that you need to build too near to a tree for conventional foundations to survive. There are solutions to this that will allow the self builder to use this site with no risk to the house they build and very little difference in price to another site. These sorts of solutions are not mass production solutions, so the self builder can benefit from the flexibility he can come up with.
Unusual shaped plots or plots that are narrow may not work with the standard designs the developer has, but if you have an architect create the house you want, this may well fit in such a site, it may even be beneficial.
The size of site may also be relevant, the lone self builder wants a single plot, the developer as large a site as possible, in between these are a range of smaller sites that are not economical to the developer, yet too large for the lone self builder. While some local builders may be interested in some of these, others may get little interest.
We have a policy within the club of trying to work with everyone we can, and rather than looking at developers as competitors, we look at them as potential joint venture partners, we can help them to make a site that they cannot fully utilize more profitable and they can provide us with interesting plots.
