How come you can do all that you do, at so low a cost to me

This is the question that comes up when people have looked at using land finders or other consultants and discovered the cost of attempting to find a plot can be extremely high, and often involves both fees for looking and a percentage on purchase of a plot. Typically it can be five times the price of joining the club and being a member for a year or so.
Defending those who provide this service, we should point out that they have usually only the single plots available or possibly doubles and plot share subscription services to use, and therefore they are unlikely to be able to meet the needs of a group of clients by proactively going out and creating a larger site. A single site purchase is too small to look at joint ventures with developers or others and they just don't have the many eyes and ears that a club has watching the area.
The club solution therefore in the provision of such an expensive service to provide, at a reasonable price, and probably under a fifth of the cost of utilizing some other services, is that we are not looking just for you, but for a number of members at the same time, this means that a visit to a site is not just to see if it might be of interest to you, but to get details and see which of the members may find it of interest.
In addition when you use a consultant he takes over the search for you, and usually you would not be involved beyond looking at those that he felt may meet your needs. With a club you can if you wish also become involved in some way, and it is the extra small amounts of work or research undertaken by some members that can often make things happen far faster.
When it comes to the price of the plot, we will have normally sorted that out in advance, so it won't suddenly get far more expensive because the home you want to build is a nicer one. We try to get the plot price down, and most vendors realize its better to get a fair price and a good fast reliable sale, than a whole series of hot air offers. Some consultants may suggest they negotiate the price down, but if you are paying them a part of their fee based on a percentage of the plot price its in their interest to make sure you spend more. Some of course like estate agents ask you how much you want to spend and then only show you the plot that are at the top end of your budget and above it.
You can see that if we have 20 members in an area, and can combine much of the work that we do, visits made and more as well as proactively look for ways to meet their needs, while too small a sum to go and employ a competent person just to do this, utilizing consultants who will also be helping other groups of members it is viable to offer you the opportunity to make your dream come true.
