Introducing Self Build, and how this club can help you

This club was established in order to empower people, including those with no building experience, to build their own homes individually or as a part of a consortium or group project. 

1 in 8 homes built in the UK are by or for individuals, and qualify as self builds, and the majority of people would prefer a home designed for them rather than an off the shelf house, however many just don't know how to achieve this and the great savings that can be made.

This club has been designed to make things happen faster, allow a wider range of building plots to be identified and used, and maximize the savings you can make by working as a group, or as an individual.

You need no construction experience, or to be able to put in either time, or undertake any part of the work yourself, for most projects.

Most people will find funding to near 100%, or even more, is not difficult to obtain, and the quality of your home by this means is far higher than by other routes.

  • Self build is all about making decisions not about putting on your wellies and reaching for a shovel. You don't have to do any building yourself at all in most projects, and can also get a project manager to manage just the building of your home, or a number together.

So how do we as a club help you to get into self build, simpler, and faster than you could otherwise.

  • We get to understand the needs as you see them.
  • Our work books allow you to better understand the routes best for you, your budget, preferred method of construction and more.
  • We match people with similar needs, allowing the creation of new projects.
  • By the project approach we can  find plots suitable for a number of properties to be built, work out what can be built there and find members who wish to take part. 
  • We can also proactively search for land where planning permission could be obtained and are not limited to finding property of a set size or where planning permission already exists. Our proactive search puts us in a better negotiating position and also means we get to find out about a wide range of potential sites that will probably never make it to the general marketplace.
  • This approach allows you or us to negotiate on price and allow several people to not only get a lower entry cost but further savings by sharing costs for services and more. 
  • We can help you to decide on the type of property to build and help you to appoint  a project manager who will do the detail of getting the properties built, liaising with tradesman and scheduling the delivery of materials.
  • We are developing special groups in each area and for those with specific interests, such as affordable housing, new landmarks, and holiday homes in many countries.

What we do not do

  • We have no tie up with any builder or other company, so can independently look for the best match for members.
  • We do not arrange finance or insurance, but there is no shortage of companies that do.
  • We don't manage build projects as a project manager, but feel this is better done by those who can give it their complete attention.
  • We don't charge you a percentage of the value of the build or expect to share in the considerable saving or profit we can help you to achieve.

You may feel you need a better understanding of self build, in which case you will find the tutorial on self build gives you as much information as you are likely to need at an early stage. It also gives you enough information for you to decide to organize a self build of your own without becoming a club member, although we feel that it will cost you a great deal more and take many years longer.

The articles section is all about expanding detail and on specific aspects of the build, it also contains some useful reference material. Other sections allow you to expand your knowledge further and to see other projects and ideas that are being explored.

We are now looking to set up special interest groups, not only for each local area, but also looking at affordable housing and how to help those who just can't get a home at the moment, at new landmarks, and at holiday homes in various countries.

Finally, when considering what you do, remember to account for lost time, property and land in particular goes up rapidly in value and every delay, makes the project more expensive. When you do things as a part of the group, more people get to look at everything, and raise questions, so there is far less chance of errors occurring, and where they do, they are likely to be spotted quicker and be considerably cheaper to overcome.

Finally, finally, very many thousands of people are looking at self build, you will have seen hundreds who have nice homes at a fraction of the cost they could have obtained them by other routes and many more that have just never got started. 

Of all the knowledge we can share with you, one piece is the most important. This major secret is that you need to actually get started, and as soon as possible to make the greatest savings. Like any journey, unless you set out you can never arrive.
